The expanded road, going from Colonial Boulevard in Lee County to Golden Gate Parkway in Collier County, is now expected to be completed before Christmas. There is one exception however. The I75 interchange at Immokalee Road, which includes a longer and wider bridge, will not be done until the scheduled completion date of April, 2010, meaning continued traffic problems in that area.

AUGUST SALES http://www.chrisanddick.com/wordpress/?p=81 http://www.chrisanddick.com/wordpress/?p=81#comments Wed, 30 Sep 2009 16:28:53 +0000 admin http://www.chrisanddick.com/wordpress/?p=81 August brought another busy month, with home and condo resales up nearly 40 percent.  A monthly report by the Naples Area Board of Realtors shows 545 total sales in August, up from 395 in the same month a year ago.  The report tracks Realtor sales made through the SunshineMLS, or multiple listing service, in Collier County, excluding Marco Island. In the 12 months ending in August 2009, pending sales increased 47 percent over the previous year in the Naples area. Pending sales for condos increased 89 percent to 379 contracts last month, up from 201 a year ago. The inventory of homes and condos on the market shrank to 9,163 last month, down 13 percent from 10,532 a year ago.  (A related statistic from NABOR:  In July, 2008, there was a 30.6 month supply of homes on the market.  In July, 2009, that number has dropped by almost a year to 18.7 months.)  Condo sales increased by 61 percent with 283 in July 2009, compared to 176 in July 2008.

In the middle of September, 56 percent of real estate under contract were single-family homes and 44 percent were condos and villas.

SHORT SALE BARGAIN? http://www.chrisanddick.com/wordpress/?p=78 http://www.chrisanddick.com/wordpress/?p=78#comments Wed, 12 Aug 2009 16:41:30 +0000 admin http://www.chrisanddick.com/wordpress/?p=78 Everyone who has shown an interest in the Naples real estate market lately has heard the term “short sale”, and most think this is going to be a bargain for the buyer.  While this could be the case, it doesn’t always hold true.  A short sale only means that the homeowner owes more money on the property  than the house can be sold for, the lender must write off the difference, and has not yet reached foreclosure status.  The homeowner retains title, but it is the mortgage holder that makes the decision whether to accept the “offer to purchase”.  This means that someone in the lenders organization must take the responsibility for accepting a ”loss”.  This can take months, keeping the prospective buyer in limbo, and still end up in a no sale.

“AS IS” PROPERTY http://www.chrisanddick.com/wordpress/?p=80 http://www.chrisanddick.com/wordpress/?p=80#comments Wed, 08 Jul 2009 08:12:45 +0000 admin http://www.chrisanddick.com/wordpress/?p=80 When considering buying a “short sale” or “bank owned “ property in Naples there are a few things you should keep in mind.  Foremost is that the home will be sold “as is”.   This means that the homeowner or lender is not going to do anything to “fix the place up”.  If a person can’t make mortgage payments, repairs usually  won’t be made either.  It is also not unusual to find the house stripped of anything that can be sold or used seperately, such as appliances, ceiling fans, light fixtures, toilets, sinks, and even doors and windows.  This can pose the additional problem when the buyer’s lender demands that the home be habitable prior to actually making the loan.  Would you improve a property you don’t own?

Before this, another violation was needed in order to ticket a seatbelt infraction. It is estimated that this measure will save over 120 lives each year.
